Xeon 1230- on par with a 4770?

So I'm putting the final plans into my next pc (I'm going nvidia/intel this time) and I'm stuck on the cpu side of things. I do quite alot of compute heavy stuff (video editing and UDK stuff mainly)with a fair bit of gaming on the side you see and as I say countless times, AMD cpus are bum for rendering. I was thinking I'd go for the xeon 1230 v3 as its cheaper than an i7 and hopefully with the improvements coming to UDK, hyper-threading will start to be utilized better. I'm not fussed about the max ram speed only being 1600. My main bother is that it will be alot slower than the 4820k or the 4770/4670k when it comes to gaming. So my question is, am I right in thinking it'll be a wee bit slow on the gaming side compared to the similarly priced 4670k? If so I'll just get a 4820k. I'm fully aware that the i5 is the same performance in gaming compared to the quad core i7s before someone says it , I'd just prefer to get an i7/xeon due to video/udk stuff.
Also, I'm not fussed about overclocking.

As far as I can tell, the E3 1230 V3 is a 4770 (both locked) without the integrated graphics and with slightly lower power consumption spec wise.

There is a difference however. I don't know exactly how it works (probably has something to do with the instruction set) but in some gaming scenarios an i5 actually tends to out-perform the Xeon.

If you want to do gaming too; Spend a bit more and get the i7

Ah right, thanks for the info ^_^. I really couldn't find that much information about the performance of the 1230 in terms of gaming.
