Lagging in bf3

Hello, i'm sorry if this is the wrong section for this thread, but google gave me some results of people with the same problem in here.
I'm running AMD phenom ii 955 on 3.2ghz and a GTX560Ti ultradurable edition by gigabyte.
In bf3 I run 1080p and lag really bad.
The graphics are on LOW (everything - no AA,AF,AP etc).
My frames are on 80-90 max, and they drop to the 50-60 area often.
I tried almost everything possible to fix this but no luck, my card doesn't have any bios updates unlike other 560ti versions.
the clock speed is on default - 822mhz
I tried setting the max FPS to 60 but that makes the game act weird and makes the picture tear..
I also tried to put all these settings in the game's console:
Code:
GameTime.MaxVariableFps 0
PostProcess.DynamicAOEnable 0
Render.DrawFps 0
Render.DrawScreenInfo 0
Render.PerfOverlayEnable 0
Render.PerfOverlayVisible 0
RenderDevice.Dx11Enable 0
RenderDevice.ForceRenderAheadLimit 2
RenderDevice.TripleBufferingEnable 0
Screenshot.Format png
UI.DrawEnable 1
WorldRender.DxDeferredCsPathEnable 0
WorldRender.FxaaEnable 0
WorldRender.SpotlightShadowmapEnable 0
WorldRender.SpotLightShadowmapResolution 256
WorldRender.MotionBlurEnable 0
WorldRender.TransparencyShadowmapsEnable 0
Which people recommended to use to optimize the game but still no luck
Setting the pre-rendered frames to 1-2 did not help at all
V-Sync is off in game and forced in NvidiaCPanel
This is the 5th forum which I ask for help in, I couldn't find a solution in any of them, including the bf3 forums ...
Can anyone help me with finding a solution? Maybe hardware is faulty and disfunctioning?
Thanks in advance.

I'm on 100mbps download, 2mbps upload, and play on servers with ping range of 10-60 maximum. i don't believe it's my net.
When I said lag I mean't some kind of stuttering/fps drop feeling, the game is really unplayable, that rig cost me alot though, i'm quite mad it's performing that bad :\
Thanks.

Is your ram manually set in bios?

BF3 is a CPU hungry game much so in multiplayer.

Turning everything on low and all the other changes youve made just prove its NOT a gpu issue. But saying that turning everything on low will make it looks so horrible I wouldnt bother anyways!

First thing - ram

second thing - over clock your CPU you big girl.

It is set to Auto, because when I've put it to manual some time ago windows would not boot. and I was overclocked @3.8ghz stable, I did not feel any difference.
Thanks.

Can you list your full PC specs?

Also, have you tried having some form of resource monitor open to see if anything's being maxed out?

I'm not too sure what you mean by lag though - when you've listed your framerates as all being above 50? Are you meaning 50 FPS is laggy for you?

I wish I could explain better :\ the game is choppy and is very disturbing to play, even with FPS above 50.
Full specs are:
AMD Phenom II x4 955 @3.2GHZ
Scythe Mugen 3
Gigabyte GA-770T-D3L
Kingston 1333mhz DDR3 4x2
Gigabyte 560Ti Ultra durable
OCZ Octane S2 60gb
Seagate barracuda 1TB 7200rpm 64mb cache
Silverstone Strider 600W
Thanks.

Where is the game installed?
How is the SSD set up? Caching?

If it's installed on the SSD, maybe try moving it onto the HDD and try. OCZ drives are incredibly unreliable. Probably unlikely that this is the issue, but it's worth a try.

Only windows is installed on the SSD, the game is on my HDD (it is defragmented)

Dude you are suffering from exactly the same problem I have! I have the same processor as you which leads me to beleive that its time to go over to intel. However if you download a program called latencymon this will check your pc's dpc latency. I have high latency which is making my games stutter and is most likely the cause of of your stutter.

Report back when you have the results.

Knew it has something to do with my processor... Will check and update, thanks
UPDATE:
Here it is:

The 'total hard pagecount fault' number kept raising and raising I bet in another 10 minutes it'd be over 7k.

I think it has something to do with the nvidia driver. Go to device manager- display adapters-then right click and disable the card. then re run latencymon for a bit. Also you could download this program driver genius to make sure all drivers are updated. Driver genius you will have to torrent but has significantly reduced my latency.

Compared to mine no your numbers are much lower. It didn't completely get rid of stuttering but defo improved it. Use the Drivergenius program though. It will probably sort your issues out.

I've downloaded the program, but it does not seem to download the drivers..
Perhaps because it's cracked?
-SouthBridge driver
-RAID driver
-Ethernet driver

Bump, I kind of fixed this, not sure how.. I still get stuttering once in a while, and it might not be fixed at all because I tested it with 5 players only. will check with 64players later..
I updated drivers, well 3 out of 4 did not install because it said they're already up to date.
Second thing I did was going to msconfig, boot, advanced settings, tick the cores box and choose 4, this is unleashing the 4cores out of the processors or something.
I now get 100-120 fps instead of 70-90, big difference however not noticable, but it proves some of my steps worked.
I'll post updates after testing this in bigger 64player maps, for now try what I said, might help you :)
EDIT:
After testing with more players, it started stuttering again.. it's still smooth overall but very annoying
If you google amd 955 stuttering you'll see how many people suffer from this problem..
Think it's time for me to upgrade mobo and cpu to intel's..
