Possible To Report Landlord ?

So the landlord I have now is beyond cack, He has zero sense of responsibility, Never picks up his phone, Takes months to answer his voice mails and after repeated requests to repair either leaking ancient copper pipes going to the back of the washing machine, Windows that won't open properly and rising damp I think it's time to verbally kick him repeatedly in the crotch until only a bloody stain remains.

Legally speaking how would I go about this ?
 
Go to your council Dice I had to do it with my current landlord and I had the Environmental Health Officer around that made my Landlord fix what was wrong as they served him with an improvement notice. My Landlord even tried giving me 2 months notice to leave until the council stated that whether I lived there or not he would still have to get the work done as the property was being rented out and wasn't being managed
 
ring your local council they should tell you the process, I know you can go through them and they repair and charge the landlord but I think you need to do a bit to prove you gave the landlord a chance
 
Cooleo thanks peeps, I did go to the citizens advice bureau but they were useless and just told me to ask him nicely.... XD
 
I'm surprised that CAB didn't tell Dice about this tbh, they should know, and I don't think everybody who rent's knows you can do this
 
One thing I would say is reporting him will make your life so much worse.

Save the effort and look for some where new
 
Just tell him if he doesn't answer you you will stop paying the rent. Always works for me when my LL is ignoring us.
 
Regardless of whether you can do anything legally about it i recommend you find a new place. Once your relationship with your landlord is ruined living in your apartment won't be fun anymore, he's most likely going to mess with you at every opportunity he gets. Making him find a new tennent should be enough punishment, if the place needs that much work it won't be easy for him.
I guess withholding rent is a way to get his attention, but i presume you had to put down a deposit, so not sure whether it's worth the trouble.

I would get out as soon as you can Dice, doesn't sound like he'll take much notice and will only make your life worse no matter the outcome.

We've had seriously bad experiences with Landlords and you just don't stand a chance, we had no hot water, or working cooker for months at one place and there was basically nothing we could do about it. When we refused to sign a 12 month contract (when we were legally allowed to stay on rolling) which would incur some BS paperwork fee from the estate agent, the estate agent basically told them to Section 21 us. We had to pay the fee to stay, it's such BS. As a tenant I've felt nothing but helpless the whole time we've rented property. It's terrible.

Yup but it takes months and months and costs about £5000+ by the time you factor in lost rent, having to do the place up etc.

It's called a section 21 and it is what I demanded from my landlady the last time she said she was selling our flat and set the estate agents on us on December the 20th. It was a big part of the reason why I took an overdose.

So I told her section 21 or nowt. Either you section 21 us (long story why) or no one comes through the front door.

Seems to have worked so far. I won't be speaking to her again. I have too much animosity built up inside me.

When she sold us this place she talked out of her arse. "I'm 49 and I will be keeping this flat so the rent pays my retirement.. I will put down new carpets and new lino when you move it blah blah waffle drone drone".

All BS. Not even three years in she wants to sell the place, oblivious to the fact it will cost us about £2000.
 
I had things a bit worse when my kitchen roof was leaking and my living room window would not open "that put me into a huge depressive state " and it was costing me a fortune in heating so last resort I went to the council after getting nowhere with my LL. To be fair to him he pretty much leaves us alone. I saw him a couple of weeks ago when he knocked and was moaning that the water bill was high "I live above his shop and there is another flat next to me which all 3 properties run off 1 water meter". I told him that the taps were dripping and needed new rubber washers in them. He then said he would have his handymen around to do it and I said to him two of my internal doors need replacing. So I ended up buying the doors and now just waiting for them to be fitted.

Either way Dice I think you would be better off finding another property that is managed properly and I think there has been a law passed that the estate agents can't charge fees or something like that . I know that the council are meant to be clamping down on these landlords that charge silly money and do no maintenance to their properties but realistically we are screwed in the private rented sector

Well I'm moving down to Corby in June/July so I'll stick it out until then.

This is the only thing I miss about living in Germany a few years ago, The tenant was always put first, Mostly anyway, And had protection, Here it's the complete opposite.

Ehh, we had a few quandaries with landlords in the past as well, usually related to mold in the apartment or weird additional payments for utilities and usually it's not worth picking the fight even if you are going to win it because it'll cost more than just moving out. My current landlord is pretty great though, very diplomatic and has solved all issues which arose properly and fairly quickly.
 
It doesn't get any better when you go via an Estate Agent, renting in this country is complete balls unless you get a decent, honest Landlord that actually gives two monkeys.

It's just an official 'get out'. but you can still keep them busy in court until a court order is sent to get you out, the key thing is you have to keep paying the rent, otherwise they will seek it as lost funds etc. regardless of state of the house. Your part of the deal is paying rent, if you keep that up, they won't have a leg to stand on in court.

Yeah. I guess in our case we have nothing to lose by being black listed so it would be their loss and they would not recover the money because we simply don't have it.

And after a suicide attempt you really do feel like you have absolutely nothing to lose, so for the first time ever I gave her a proper roasting.

My wife and I may have our shortcomings but we are honest, decent people. I sometimes have issues with the context of law but end of the day we have never missed a payment ever. In fact I put about £800 into the place myself to cover up a bare wall in the kitchen. I had a decorator come in to paper, painted the entire room etc. All to do what she should have done before. Oh yeah, there was a hole in the kitchen ceiling I fixed too. Ever held a sander up above your head to sand a ceiling? not nice....

I did all that because of the talk she gave us to sell us the place. Not like sell it as in try to sell it TO us, but sell the prospect of paying the deposit, removal vans etc.

Then she changes her mind...

I would not go quietly though. Not a bit of it. You want me out? then I need a section 21, as without it I can not get another place. My wife and I have spent nearly a year trying to find a property to rent but thanks to programmes on Channel 4 and Channel 5 pretty much demonising any one on benefits we are now scum that they are allowed to say "Bugger off, your money isn't good enough".

So the only option for us is council but guess what? you are wasting your fluffing time until you have a section 21. Even recorded phone calls and repeated text messages saying she's selling the place are not good enough. We spent about a week jumping through hoops for housing only for them to tell us there's nothing they can do for us. Not until we are served a section 21 and are literally out on our arses.

We are the new Indians. We are the new (censored words obs because they are racist) we are the new "queers". Gay people fought for acceptance and rightly got it. Asians, muslims, pakistanis, etc etc. All of these things we used to demonise and now look down our noses upon have been given their fair dues thanks to PC. And I completely and totally agree with ALL OF IT. We should not be racist, we should not be homophobes either, each to their own ETC.

Yet the mentally ill are deemed "normal" and have to do all of the things that "normal" people do only with this enormous stigma that has been created by the TV and every one hating us.

And it's slow going too, man. You know? being accepted and not getting that reaction when you tell some one "hey, I suffer from mental illness" and then seeing that look or noticing the change in the way some one treats you.

A couple of years ago I went onto a forum and ended up getting banned. Just the same stuff I do around here, some one annoys me I lash out. Nothing changes. Any way, I made it clear to that forum that I had mental issues and thus, if I ever say things in anger don't judge me on it. I got banned.

I then went back and made a point NEVER to mention my illness/condition etc and no ban. And I have been far naughtier than I was before.

You look on the streets and you see all of these homeless people. They are all mentally ill. We either end up in prison because we can't look after ourselves or we end up sleeping in shop doorways.

It's disgusting and it needs to stop. Giving away houses to assylum seekers yet leaving your own mentally ill on the streets?

Tell you what, if my Grandpa was alive to see what risking his life for queen and country had actually got him he would probably die again of the shock.

We've basically opened our doors, forced ourselves to accept it all and given everything away to every one but ourselves.
