New Build - On a Budget

Hi Guys,
I've not long finished my current build but my friend will be returning home from 3 years in hospital in the near future and that means I will need a rig to leave at her house as I'll be a primary carer for her when I'm not at work too.

I was hoping to re-use as many components as possible from previous builds but the main focus on the new build must be physical size (as in dimensions), gaming power and cost.

The rig will primarily be a gaming PC and media centre running a single 1080p resolution TV.

Options available - Custom build or value pre-built

CPU
1) Rip out 6700k from current build for use in this new build, and replace with Kabylake when that's out.
2) Look for older generation i7 4970k (tricky as prices are still surprisingly high)
3) Question the need for a hyperthreaded CPU and look at an i5 6600k

PSU
1) Use spare Seasonic M12 600w PSU

Mobo
1) Buy new Z-170 micro-ATX mobo. Any suggestions?
Will only be running 1 GPU and no add-in cards. Ideally would have more USB 3 or 3.1 ports, built in wi-fi would be a bonus, ability for a mild overclock

Case
1) Buy new micro-ATX case like the Phenom MATX Cube Case or literally buy a smaller version of my current Corsair 750D, the 350D

RAM
1) Reuse one of my 2x 16gb DDR4 ram sticks from my primary rig in the new rig (thoughts??)
2) Buy 8 or 16GB DDR4 dual channel RAM

GPU
Undecided. May have a R9 270 to recycle once I upgrade the GPU in my current rig to something decent. Thoughts and suggestions?

CPU Cooler
1) Currently have a Corsair H110i GTX that I will consider using but need to pay for a new triple rad to replace with
2) Go air cooling - any recommendations?

Storage
1) Go for a 250GB SSD with HDD for storage
2) Go for a 480GB SSD only

I'm really on the fence at the moment and am delaying having to buy another rig until the last minute. My friend returns home at any point between now and 2 months+ time.

Hoping to spend as little as possible but willing to spend up to £700 on components I don't already own

Any suggestions?
 
case
I would go with a Corsair, or the Fractal design R5, its very quite, and has lots of room.

CPU cooler
To keep the temps down, while not being too loud I would use a AIO unit, with some decent corsair fans, and run them at a low RPM.

Storage
Again to keep the noise down, I would just use one SSD or x2 SSDs
