I'm already on X870E Hero, but I am starting to feel the itch again towards the Extreme model.... convince me not to buy it

The upgrade shouldn't give you any performance benefits. I'd wait until there is a new CPU to upgrade alongside the motherboard before upgrading that. Unless there is a must-have feature on the extreme motherboard, the Hero is more than good enough.
If I were you I'd probably wait for Zen 6.
