Motherboard Dying - What to replace it with?

Well it's been four years now but my trusty old Gigabyte 939 is giving up the ghost, the chipset fan died a month ago and I didn't think the heatsink would last that much longer either. There is the option to fix it and hope but with equipment this out of date I'm better of making it into a server and grabbing myself some top notch new stuff.

I've been reading around and I've taken interest in the new 45nm processors out there but finding them in stock is a hell of a job and I really need a replacement within the week. I'll be doing a lot of gaming on it, taking advantage of the RAID functions, programming in multithreaded applications and using it for HD media streaming on top of this I've just invested in this watercooling kit to cool it:

1 x D-TEK FuZion CPU Block (FUZCPU)

1 x Artic Silver Ceramique (TPASCERM)

1 x XSPC Bay Reservoir - Black (XSPCBRB)

1 x 10ml PT UV Neon Green Dye (PTSUVGREEN10)

1 x 12V Laing DDC-1T Ultra w/XSPC Delta Pump Top (XSPC1TU-TOP)

2 x PrimoChill Anti-Kink Coils 5/8"- UV Blue (PC-AK-58UVB)

Plus an EX8800GTX to go in when the loop is dismantled so the cooling for overclocks should not be an issue. I've experimented in overclocking before but this will be my opportunity to really go mad, this isn't to say I want to get a low end processor and take it higher, I want to start fairly high.

As a current AMD user I'm not experienced in the new Intels and still have the feeling at the back of my head that for the multithreading I should just stick with AMD but my current thirst for speed has the better of me so this is your chance to turn me to the dark side :)

I've got my eye on the 4GB DDR2-1066 Reaper HTC for RAM regardless or the processor manufacturer but I'm in a dilemma. I need a fix now but I can't find a 45nm CPU to invest in and as I usually only upgrade these parts when I deem it necessary it needs to last.

Is there a way I could buy a new CPU/mobo now and not be restricted (especially with speed or FSB) when it comes to an upgrade (say if Penryn comes out reasonably cheap). I wouldn't mind too much going dual core now and getting quad later provided the cost isn't too high and the benefits are there.

Can you help me gentlemen?

Ok after having a look I see one option might be to get a 1600Mhz FSB mobo and put a 1333Mhz E8400 (Komplett has them in stock on Monday) in it, then upgrade when the best Quads are available cheaply.

Does anyone have any experience with this processor or any better suggestions?

Ye the formula is a great board to go with, and the ReaperX will do you well. I'd get a Q6600 ready for Alan wake and a few other fancy games using quads, but that's up to you :D

Yeah I do fancy a Quad but I'd rather wait and get a Penryn Quad than a Q6600 - the 45nm is the thing that attracts me to Intel in the first place :)
